From the successful installation of the plumbing system to the ongoing pre-wiring and advanced weather line installations, we have reached important milestones. The internal studs are now in place, and the roofing is fully installed.

East Building

• Construction of block wall in the West Building elevation has been completed.
• Roof diamondtek sheeting installation has been completed.
• Internal steel framing on level 2 of the East Building has been completed.
• Penetrations through ComFlor in the East Building have been completed.

• Installation of additional steelwork to the lift shaft has been completed.
• The installation of RAB weather-line and proclima paper is now ongoing with installation progressing from the top-down.
• The completion of external intumescent paint to all floors is ongoing.
• The pouring of topping slabs to falls for all balconies is nearing completion.

• Installation of internal steel framing is ongoing with the demark of all apartments underway.

Te Awa Terraces

We are absolutely thrilled to share some fantastic news with you – the journey toward your dream home at Te Awa Terraces has officially begun! Over the past two weeks, our civils and infrastructure contractor has been hard at work.

 

The site has undergone a significant transformation with the demolition of existing buildings and clearing of debris and rubbish. With the site now cleared, our contractors are working to implement all sediment and erosion controls before commencing earthworks.

MVE_3

Verge Apartments

We’re thrilled to update you on the progress of the East and West Buildings of Verge apartments. In the East Building, mechanical equipment installation on levels 1-3 is complete, along with external wall steel framing. Roofing work is advancing on level 4, and basement electrical services are in place.

In the West Building, roof purlins are installed, steel framing has begun, and mechanical equipment is on levels 1-3. Scaffold is up on the West and South elevations, and transformer installation is finished. We are making some really impressive headway!

Mountain Vista Estate

Stage 1

• Block 1 - Superstructure and Roofing installation is complete – Window install scheduled to start next week followed by the cavity system.
• Block 3 - Internal gutter framing and waterproofing (at roof level) completed – Roof installation next week, followed by the cavity system.
• Block 5 - Roof framing complete – Roof installation next week, followed by the cavity system.
• Block 7 - Roof/internal gutter framing and waterproofing completed – Roof installation scheduled to begin in 2 weeks.

Stage 2

• Block 8 - Superstructure completed, building wrapped – Roof install to begin in 3 weeks.
• Block 9 - Internal gutters completed – waterproofing and roof to being in 2-3 weeks.
• Block 10 - Roof framing completed, ready to roof.
• Block 11 - Roof framing completed, gutters and waterproofing to begin next week.
• Block 12 - Subfloor bearers have been installed – Ground floor PLT installation (Foundation) to begin in 1-2 weeks.

Stage 3

• As per previous correspondence, we are expecting to see only small amounts of progress on Stage 3 of MVE until the completion of Stages 1 and 2.

Parry Terraces

During this month, significant progress has been made across multiple blocks of Parry Terraces. In Block 1, the external fencing posts are in place, and retaining walls are ready for the final touches on the patios. Additionally, downpipes have been connected, and brickwork is completed. Internally, door hardware installation and the remaining tiling work have been successfully finished.

In Block 2, the external fence posts and rails are in position, and the click-to-brick work is completed. Inside the units, high wall units have been installed, and most of the carpet installation is finished. Kitchen units are also completed, and HWC strapping has been installed. Similar progress can be seen in Blocks 3, 4, and 5, with various external and internal tasks nearing completion, such as brickwork, decking, driveway preparation, and garage door installations.

Block 1

• Externally fencing posts are in and retaining walls ready for patios to be finished off. Downpipes are connected. Brick works complete (click to brick), ORG’s completed.
• Block 1 internally door hardware completed remaining tiling completed, patching/defects completed.

Block 2

• Externally fence posts have been placed and rails. Click to brick completed brick works.
• Internally high wall units have been installed, passive fire completed, remainder of carpet install completed, kitchen units completed. HWC installed strapping.

Block 3

• Externally cut out and fill of GAP 65 outdoor living areas installed, Brick works completed (click to brick). All timber decks have been installed apart from balustrade. Install of strip drain completed and base prep completed and ready for concrete pour to driveways and foot paths leading into the units.
• Internally passive fire remedial completed, high wall units install complete, mid floor timber flooring completed, floor prep for carpets completed, kitchen units finished tomorrow throughout. Garage doors installed.

Block 4

• Externally footpaths and driveway prepped and formwork in place, ready for concrete pour. Down pipes installed. Cut and export excess materials for patio areas completed. Click to brick completed brick works apart from 1 wing-wall.
• Internals painting throughout all units completed, all units have ceramic tiles apart from 2 units, garage doors installed, unit 17 has been installed with kitchen. Second fix throughout all units have been completed apart from the kitchen cabinetry (electrical).

Block 5

• Externally installed 95% of the balconies and wing-walls, painting externally completed.
• Internally painting finished, garage doors completed, excavating driveways and footpaths into entry underway.

NOTE

• All street lighting and bollards have been installed throughout the complex.

Verge Apartments

The East side of the building has made significant strides, with mechanical equipment installation underway, the main power distribution board successfully installed, and steel framing being implemented within the apartments. Marking out penetrations for services and ongoing roof installation are also in progress. In the West Building, the roof purlin installation is complete, steel framing is being installed, and marking out for services penetrations is underway.

We have started the installation of mechanical equipment, electrical services trays, and underfloor insulation. Additionally, the final retaining wall behind the West Building has been finished. Looking ahead, the focus will be on completing services penetrations marking and roof carpentry in both buildings. Mountain Vista Estate has experienced yet another eventful month in May, with plenty of activities taking place on site. Detailed specifics on exact activities are outlined below and you can discover a more in-depth progress of the project by watching the video.

Stage 1

• Block 1 - Deck bearers completed.
• Block 2 - Awaiting steel lite frame lift to level 3.
• Block 3 - Window install is almost complete.
• Block 4 - Second floor PLTs have been fixed to the buildings structure.
• Block 5 - Window install ongoing.
• Block 6 - Awaiting steel lite frame lift to level 3.
• Block 7 - Install of all windows is now complete.

Stage 2

• Block 8 – Structural timber framing complete and light gauge steel walls have been erected on site.
• Block 9 – Roof measure and box gutters are now complete.
• Block 10 – Roof framing complete, Eco-ply and RAB board install still progressing.
• Block 11 - Roof framing complete, Eco-ply and RAB board install still progressing.
• Block 12 - Retaining wall to be erected on removal of Block 11’s external scaffolding.

Stage 3

As per our previous months correspondence we are expecting very little progress throughout this stage of the MVE project until the completion of Stage 1 and 2.

Due to the weather conditions this month the civil works which were due to take place on the foundations of the apartment building have not progressed. Our site team is monitoring the flow on effects of these weather events and don’t expect them to result in a delay to stage 3’s construction program.
